Direct financing, legal documentation and attorney-supervised closings.

Owner financing, done the right way

We understand that buying land through owner financing can raise questions. Our process is designed to be clear, transparent and legally formalized.

Owner financing lets you buy land without a traditional bank mortgage. The owner finances part of the price directly, and the buyer makes the down payment and the payments agreed in the contract. This is not a verbal or informal agreement. Every sale is documented in writing and closed under the supervision of a South Carolina licensed real estate attorney.

The process

How it works

1

Choose your lot

Select the lot you want to buy and receive information about its price, down payment and general financing conditions.

2

Know the terms before you commit

Before closing, you will receive the applicable terms in writing, including purchase price, down payment, financed amount, interest rate, payment amount and frequency, financing duration, any balloon payment, prepayment conditions, and consequences of late or missed payments.

3

Do your own due diligence

You will have the opportunity to research the land and confirm it is suitable for your intended use. This may include zoning, restrictions, water and utility availability, soil or septic testing, legal access, survey, community rules and building permits. We recommend consulting the appropriate professionals before closing.

4

Closing is handled by an attorney

The transaction is coordinated and supervised by a South Carolina licensed real estate attorney. The attorney prepares or reviews the required documents, coordinates signatures and handles the legal closing process. Documents may include the purchase agreement, promissory note, mortgage, deed and any other instruments required by the attorney.

5

Title review

As part of the closing process, the attorney will conduct or coordinate a title review to verify ownership and identify any liens, unpaid taxes or other recorded matters that must be addressed before or during closing. You may also ask about the availability and cost of a title insurance policy.

6

Signing, delivery and recording

During closing, the documents will be explained and signed. The deed, mortgage or other instruments that must be made public will be filed for recording with the appropriate county office. You will receive copies of all signed documents for your records.

7

Clear, verifiable payments

After closing, you will make payments according to the schedule set out in your documents. You will have access to an identifiable payment method and can keep receipts for every transaction. Once the financing is fully paid, the documents needed to evidence the satisfaction of the obligation will be prepared and recorded according to the legal structure used.
